The location benefits from consistent year-round domestic and international visitation, with strong short-stay and lifestyle buyer demand.
The site is irreplaceable. True marina-front parcels in Airlie Beach are extremely limited, and new marina-front supply cannot be recreated through future approvals. As a result, direct marina assets typically show stronger pricing resilience and long-term rental performance than secondary waterfront locations.
